What is the cost of a home extension?
In a nutshell, constructing an extension is likely to set you back approximately £1,400-£2,350 per square meter of new internal space. So, for a 30m² kitchen extension, you might be looking at an estimate ranging from £45,000 to £70,000.
If that seems a bit broad—well, it is. When you lack specific details about the extension’s design, materials, and construction plans (not to mention who’s doing the job), a general estimate is all you can get. However, the £1,500-£2,250 price range is a solid ballpark figure based on averages.
Types of extensions
There is a lot to consider when extending a house. We recommend that you read about requirements for planning permission and building regulations approval if you’re thinking about extending. You’ll also need to decide which type of extension is best for you:
Porch
A porch is one of the most affordable options to gain a little extra room. They are typically added to the front of the house and can make a dramatic difference to a cluttered hallway, as well as providing extra security. Due to their size it is unlikely that a porch will require planning permission, although it is essential to confirm this as some will.
Single storey extensions
If you have space to the side of your house then a single storey extension may be suitable. This will adjoin one wall of your house at ground level with either a flat or sloping roof that must be incorporated into the side of the existing building. A requirement for planning permission is likely but not certain, depending on the situation.
Multi-storey extension
Similarly to single storey extensions a multi-storey extension will adjoin your house on one side, but over two or more levels. This gives you a dramatic increase in space with the same footprint as a single storey extension, but there is more chance that an extension of this type will have an impact on your neighbours. For this reason it is highly likely that a multi storey extension will require planning permission.
Over-structure extension
An over-structure extension is built over the top of an existing structure; often this will be a garage, or a pre-existing extension. An over-structure extension can give you significant extra space with no added footprint, but there is a lot to consider.
